Call it vengeance, or good business - I no longer take what they tenants say as the truth - and if they scream- all I say is: " I'm following the law.

But also important, you think it's a screaming deal because you are looking at their low ball teaser "opening bid", which the property will never sell for.  

Wholesaling is about finding screaming deals, deals so good that anyone would be stupid NOT to throw money at you to get the chance to buy them.

The appraiser does not visit or photograph the subject - the whole thing is done while sitting behind a desk.

When we were doing the electric inspection, he thought we were going to be asking to look in his apartment again, so he stood at the top of the steps and started screaming, "I'M TIRED OF THIS F-ING SH!

It is this point that I wanted to clarify for the forum visitors, even those in Texas who may also file out of state tax returns.

Unless of course I get a screaming deal on a piece of dirt that I just can't turn down.. but I am not going to compete with Lennar and Horton and what they are paying for dirt right now... for them they can take a loss and its not even a blip on their radar where as if we take a hit... the whole radar facility falls into the ocean !
