I know in the beach areas people tend to sell after their tourist busy season, so more like fall and some in January/February.

My model is more around creating a long term investment and not creating a long term high maintenance business/job for someone, but tourist places work well for others.

Moreover, tourists vacationing in Tulum are rather well-to-do so they can afford to get a condo.In my humble opinion, studios don't fit into Tulum's property mix.

Additional Hotels for Tourists?

Is there anything around that draws tourists or ?

A primary residence in a tourist destination can be quite interesting.  

The problem with Costa Rica and Puerto Rico is that it is already an established tourism destination for surfing and I want to hit the best up and coming location so I can grow my real estate investments.... some good examples of well established surf destinations that were not "popular" and "surf tourist destinations" a decade ago is Nosara, Costa Rica and Rincon, Puerto Rico...

I searched the forums but could not find any discussions by those of you who own beach properties and rent them to tourists in that area.

Since CPT is such a tourist city maybe you could also consider a simple apt in the city bowl which you could rent out as an Airbnb.
