Development Project Overseas - Advice Please

Good day everyone and thanks for taking the time,
I needed some insights since things are getting overwhelming to me at this point.

2 other partners and myself are going to check out a big development project overseas, since both of them have been involved in big projects before and I haven’t. We are going to be looking at a beachfront property, approximately 427, that’s going to be turned into a resort.

I wanted to get some feedback from investors here as to what to focus on during this venture. I know this sounds pretty vague, yet I am seeking your expertise in pointing out what to keep an eye on.

I have also been looking for websites, articles, ebooks, checklists, or any of that sort that explain how to evaluate development projects and the Dos and Don’ts.

If you could be of any help, I would greatly appreciate it.
