After 90 days, you can see what is working by checking your analytic data and focus on that domain.This also works great for multiple campaigns... you run an ad in 3 newspapers with 3 different domain names and see which one gets the best traffic... that is the paper you spend more money in next time since it showed a better return!  

I link adwords to analytics so that I can see exactly where my traffic is coming from, and what they are reading on my page.

Fyi, the comps and everything else really is superb, even with lowering it I would still be offering 20k above listing.

Also, these days I have some free time in my hands and am looking into part time consulting engagements in areas related to real estate investing, valuation, market research and analytics.

You can get rental comps from the same websites that you get sold comps - using the same analytical methods.  

You could be grilled analytically at a big shop and expect decent pay to work at fund or Reit.
