If I can show the signed leases, is that enough evidence for a lender?

They change pricing for all future dates with no warning--at sign up.

Is this common practice or a sign of a bad property management company?  

If eviction takes three months, I would set the closing date for 4-5 months so I have time to complete the evictions and still conduct my inspections after.I would ask Seller to sign a master lease, giving me authority over the property during the time we are under contract for the sale.

I can still remember the moment we got the term sheet for our first deal and happily signed it, thinking that was the end of the talks.

Have not signed up yet though.

After that step, they should be fine with signing a Quit Claim Deed to you.
