I’ve found that a segment of the community also has a disdain for STRs even though tourism entirely drives the economy, which is different from the very positive community vibe around Smoky Mountain cabin STRs.

In this area and that market segment, if you have 70 DOM with only 2 showings that is likely indicative of serious mispricing.I agree the marketing is crap, although pricing may be a bigger problem.

This will help segment the costs of operating Manager LLC from operating the actual assets.

However, have you reached out to your local meeting chapter director about adding a possible subgroup or at the minimum including a "Note Investing" as one of the monthly meeting topics or as a segment of one?  

Hi @Vladislav Bobkov You are correct the inventory is up across the board here in Orlando and the two biggest segments are condos and townhomes specifically.

Since we were a tad late due to traffice I realized that the "intro" segment had already convened and the break out groups had started.

I don't know if you will be building one at a time or in small segments, but you could also float some CL ads, etc. for the finished project and see what kind of a response you get from potential renters (like put up an ad for 48 hours with a rental price and features).

While you have a segment of the student population who can afford it, it's a smaller demographic.
