I have a music business, though thinking about shutting it down, rentals, and CFFU. 

I have a new tenant who likes to hang in his garage and play music.

The idea of Cafes, good food, good music, hanging out with friends appealed to him, but chopping lettuce and preparing food and cleaning up, dealing with employees and all the WORK thats required was very different then the joy of hanging out at a cafe.

Linda, thank you very much for the advice.Unfortunately, there has been a negative development:The buyer got back to us and told us that his son in law went back out to land to check it outin the rain but the neighbors across the streetcame out in the rain stood there and stared at himstarted their trucks, revved the enginesand blared rock music really loud at him...Talked to his father and he said that ifthe neighbors are "rednecks" it would be a problem.On the West side, another neighbor came out previouslyand shouted "don't build anything next to me!"

I'm assuming he knows what's wrong with it and doesn't want to face the music. 

My sister and I run a music school and hope to eventually have our own building.

We found a neighborhood that is in the early stages of redevelopment and home prices are still affordable, yet I could still walk to a Panthers game or the Music Factory.  

With past few months, I just drive around from early morning with one bottle of Coke and one bottle of water with my favorite music and left home on very early morning :-) . 

I had a similar situation with a neighbor playing loud music till 2am every night until I had the cops pay him a visit.All the others inputs are solid ideas.
