After that throughout the year it was the dishwasher not working which i got fixed(which i had in the contract that any minor repairs he was responsible for however he withheld my rent until it was fixed), the rug for the stairs he stated became smoothed out and he wanted me to replace (which i did bc he claimed he, his wife and his baby sitter fell), other nonsense he Tried to get fixed were, light bulbs needing to be changed, lint finter, vent in bathroom "too loud" and fence had chipped..

I would take advantage of the inspection to ask for additional amounts off for serious issues if applicable, so for example not for a chip in a window, a scratch on some drywall, or a stain in the carpet, but if the roof needs to be patched or replaced, the HVAC is dated or needs to be replaced, water damage, termites, pests, radon, structural, mold, foundation, anything serious that might pop up as a result of an inspection.

These are the concerns I have with the strategy ... honestly hoping to learn how you view and manage these ... and yes, I took took some chips off the table too, so not necessarily disagreeing with you either.
