For the vast majority of deals just do your valuation based on actuals, present your offer and let the chips fall where they may. 

Tile is expensive,will be damaged, cracked, broken, chipped, and will be a major cost to replace.

Then again, coca cola and other blue chip corps are issuing bonds at 2.8% and restructuring long--term/ issuing new debt right now at the lowest rates in history.  

After that throughout the year it was the dishwasher not working which i got fixed(which i had in the contract that any minor repairs he was responsible for however he withheld my rent until it was fixed), the rug for the stairs he stated became smoothed out and he wanted me to replace (which i did bc he claimed he, his wife and his baby sitter fell), other nonsense he Tried to get fixed were, light bulbs needing to be changed, lint finter, vent in bathroom "too loud" and fence had chipped.. 

Big chips need knife-grade epoxy and some careful work, especially when you take a chip out of an edge, which is very common around the sink.

The grandkids even know.I guess it was story time tonight, my point....some people ate too many paint chips as children.

I would take advantage of the inspection to ask for additional amounts off for serious issues if applicable, so for example not for a chip in a window, a scratch on some drywall, or a stain in the carpet, but if the roof needs to be patched or replaced, the HVAC is dated or needs to be replaced, water damage, termites, pests, radon, structural, mold, foundation, anything serious that might pop up as a result of an inspection.

These are the concerns I have with the strategy ... honestly hoping to learn how you view and manage these ... and yes, I took took some chips off the table too, so not necessarily disagreeing with you either.
