So, when I strated in RE, I had attained a degree of maturity with a better than average command over these aspects than others attempting to do similar things.

My goal is to be able to be free from my 9-5 within the next 12 years (ie. be able to generate about 50k of todays dollars after taxes) and it looks attainable.

In addition, even from a property management perspective, you want the best PM of course, but you want to have a few properties so that you can achieve scale with that PM and attain better fees and costs.  

The real "show" is in each of our own markets -setting goals, and attaining those goals one step at a time.

2 years is unreasonable and ridiculous. 6 months is attainable by plenty of banks.

It's because of this natural ebb and flow that Real Estate is able to remain attainable to the middle class.There will always be those who will never understand RE, and they will rent for their entire lives. 

This is just a mathematical exercise that hinges on a whole bunch of assumptions:risk toleranceability to attain x% when investing outside of the shackles of your company retirement planamount of time available to spend pursuing those returnsreturn assumption inside your company planfederal and state marginal tax rates in the futurerange of options in your company 401k.
