I think that no matter what you're doing, if you know your trade, and have confidence in your abilities, it doesn't matter what your gender is.

It's not like a contractor's license where you need years in the trade first before getting one.

Consider an incentive (trade) rather than a straight up discount (giveaway), either offer a lower rent amount if they set up their rent payment on "auto pay", or offer a rebate if rent is paid on time for 12 months straight, month 13 rebate they earn can be a $600 BestBuy card for instance. 

I had a friend in the wood flooring trade come help me buff them up with some new coats of poly. 

I'm well versed in most of the trades, and plan on taking on most of the labor for the first few flips, until we can gather enough profits to start managing the work, in place of doing it all ourselves.
