@Yizhen Susounds like you have a horse in this race, haha.

I've put Roper washers/dryers in rentals (Roper is made by...surprise...Whirlpool) because these are simple work horses, not fancy but also hard for tenants to mess up and they seem to keep chugging along.  

It was on .6 acres but still an older horse neighborhood.

That fact remains after your revision.Be on your high horse or whatever if you like.

If they you're going to do right by their childhood home or empty lot where they used to drink beer and throw horse shoes you're a lot more likely to get the deal then someone who just came off the street with a checkbook.

Hi Vanessa.I have horse blinders on and I just focus on Sedona and Cottonwood, so I cannot accurately speak to North Phx rates.

We have observed this demographic change all the way up the "141 Corridor" (Peachtree Pkwy) and is now spilling over to the west side of Hwy 400, which is quickly losing its grasp on the pasture filled horse country that has attracted long time residents for years as a result of continual changes in zoning laws that benefit developers for new houses that are flying off the shelves.Thanks again James for the well thought out data analysis of the north Atlanta market.

(ie job related, need for more land, etc).In this case, we would be moving to a property which has 4x as much land as ours currently, and will be zoned for horse rights.
