@Charlene Byssainthe I'm not familiar with the ATL market, but it looks like you already have great advice on that realm in this thread, my only other point of observation and what I'd instantly want to check on is what are the local rules around licensing and taxes with an Air Bnb. 

I am considering buying an Air BnB on a lake in the Midwest.

When asking for explanations, some of these appraisers seem to make things up out of thin air to justify their low appraisal, and others just don't seem to understand real estate very well.A lot of appraisers have confirmation bias and will never admit they're wrong or missed something.

Replaced all flooring, roof, cabinets, marble counters, light fixtures, stainless appliances, interior paint, ceiling repair, new walk in shower in master, new bathroom vanities, shelves in bathroom, chain link fence, new Air Conditioning, and landscaping.What was the outcome?

@Whitney Tutt air conditioner theft is not uncommon.

I don't get why people can do the simple thing like give proper notice (or change air filters). 

My thoughts on the JT right now is this…The air bnb boom started when the pandemic had travel restrictions at its peak.

For HVAC, A furnace and air condition replacement assuming no ductwork required would run about $5000 around my area but varies widely.
