Guessing but apparently the tenants teenage son was arrested for, we think for drugs.I am at my wits end with all this and am talked to my realtor to just sell the place.

I have lots of colleagues who have helped clients go this route and I'm closing on my first transaction wit them in 2 weeks!

Every time I've been to court for an eviction (even in liberal bastion Boulder) the judges have ruled in favor of landlords 100% of the time, and very swiftly, in my own cases as well as those I have witnessed when sitting in the courtroom waiting for my turn. 

If you are afraid to exercise your rights or fear your tenants take a witness with you to protect your rights.Tenants that are given legal notice can not legally bar entrance by a landlord and do not need to be present for the landlord to enter.
