Doesn't mean people don't rent both units as a duplex, but again, if your neighbors complain, you've got a problem and you'll lose at least 1 of your renters and probably have to deal with some fairly unreasonable turds at the zoning dept and probably get threatened with a fine.Cheers guys, hit me up if I can help you out with anything.

What you can say is that the loan is assumable with the consent of the note holder, such consent not being unreasonably denied.I would assume that the note the attorney used for himself would be more than fine and simply address the interest rate, term and amortization.Watch the insurance assignment clause, loss proceeds can be directed to amounts paid which is customary for a total loss, a partial loss needs to be made clear that the note holder may release amounts as work is completed.

@Bin Chen So far we have been blessed with great appreciative tenants but if we had a tenant that makes unreasonable demands, we would give them the option to let them out of the lease.

My goal will be to make 15,000 a month with wholesaling, which from what I’ve read shouldn’t be unreasonable after I get the hang of it, and use the money each month to put as a down payment on a small 2 or 3 unit multifamily, or perhaps wait longer to save more and get more units, making a minimum of 200 dollars per unit.
