It’s about knowing how to “cheat” your way threw your thoughts and knowing yourself well enough to put things in motion around the fear.

So the question here is how do we combine these metrics of Return on Equity, Cap Rate, and Return on Asset to make a uniform consensus on the financial performance of a given property compared to others? 

Here in NJ they can't turn off the heat in winter... so I would have informed them of that ;)I guess my service days have instilled in me the comfort, uniformity and equality that abiding by jointly agreed to set of rules provides.Also, as I said earlier, we all have vastly different markets, rentals and tenant classes.I live in a very litigious state...

I find that creating a plan with steps that they can fulfill within a  specific time frame, which in turn, sets you in to motion- either with a positive or negative consequence, works well.

Making tenants feel safe (motion detector lights, fire ext in unit, peep holes in door, smoke detectors with battery back up in all BR's and hallway, renovated baths, extra storage and off street parking all help tenants feel cared for, safe and secure.)

Uniform-density blocks are easy to transport to a worksite, and are pre-cured, saving drying time compared to hand-cast “in situ” or spray applied hempcrete construction.
