Without multiple professional note investor to work with you’ll get locked into their note buying product and not be able to shake free and go on your own or just as bad, not be able to get quotes from other professional investors who will buy the notes that don’t fit the other investors underwriting requirements.

You'd understand that if you had a better knowledge of the legal and ethical aspects of value in any business transaction, not just RE.Had to laugh and shake my head.....some slickster makes a claim of earning big bucks and then we wonder why his coaching program costs so much........dah.... 

I'm not throwing in the towel, but I'm throwing my hands up in the air and shaking my head in disbelief.  

Compare the median prices, rent ratios , taxes and insurance in all 3 markets and see how the cash flow shakes out.

This is something I regularly do with buyer clients to help shake out the jitters and get yourself over that hump.

Some I can explain this to, but others I just have to walk away shaking my head knowing they are destined to be poor.

Especially a duplex, wouldn't shake a stick at it for at least $300-$500 cash flow in our area.

When I see people just gleefully factor that in, I shake my head... because that is 'just another $100 a month I have to pay".  

But on the other hand, I can't shake off this feeling that maybe it's too good to be true.
