You should repaint between tenants anyway and you can charge them for repairs but not the whole repaint since it is normal wear and tear that you have to paint.

I didn't bother sanding or repainting the areas.

I've only repainted once in 9 of our recent rental houses.

My contractor plans to remove the ugly siding, tuckpoint the brick where needed and repaint the brick.

Perhaps the walls just need to be repainted (I hope).

AND, repaint it in about 10 years...So, for 7K, I got a 30 year roof.

Renovation The plan was to gut and rebuild the kitchen and bathrooms, replace/refinish all of the flooring, replace all of the lighting, repaint, complete extensive landscaping and other odds and ends.

I ask because I researched this issue for siding and found that you can re-paint siding but only a color of the same intensity.

For example, the most common cosmetic, or non essential, request we receive is to repaint a room - usually a bedroom - to a colour selected by the tenant.  

But you need it done fast to keep down holding costs and get it rented or turned, so I have to sub stuff out to specialty guys, so forgive me if I raise my rates a bit because it pisses me off when the carpet guy gets paid more than my guys, and my guys have to repaint all the base because they beat the crap out of it with kickers, stretchers, and edge trimmers.
