This way if their plans do not work out they can resale they property for cheap and get out versus sitting on holding cost for the land for many years sinking non-productive capital into a project.The house is not a benefit.

One downside is as mentioned by others to truly be passive you need a high quality product and lots of doors which can be very expensive.As an example let's say you need 100 doors to be passive at 80k a door for a nice product.

I know most of BP audience was not around prior to 08 so they are not up to speed what happened..When lending dried up in 08 it not only dried up it STOPPEd and it stopped for many years.. you simply could not get an investor loan unless you were one really high earning W 2 type professional.. and or the loan product simply did not exist.
