The reason investors bid on HOA liens is simple.....it's a straight calculation/gamble on how much rent they can collect before the bank takes the property back in foreclosure, versed how much they bid.

That said, you're looking at massive amounts of debt (gambling, reckless spending, etc) for a situation to get that extreme where administrative separation is on the table, not missing a few months of rent.

I bought a house once that sat on the market for 400 days as a foreclosure because it stunk so bad of cat piss that no one wanted to take a gamble on it.

And of course some deeper pockets because they usually are not a cash flow play.I closed one 2 months ago I put in 21k and made 85k profit in 18 months... better than any cash flow rental by a long shot  LOL.. but I can park 21k and not worry about making money on it monthly and it could have taken 5 years as well.. big gamble big pay days  ...
