I find myself caught in a giant catch-22. 

There's golf courses, walking paths, a giant lake (Morse reservoir), you can see people rafting and canoeing down the White River all summer. 

They want a good design, small, and easy to manage so they can travel and do the things they want in life (not just tied to a giant mortgage & spending time taking care of their house).
