The appliances in the condo are quite nice, the fridge alone probably a $1000 unit.  

Skip two weeks ahead......When I met the Lowes appliance guys at the house they were unable to complete hooking the ice maker up because the water line was too short to reach the fridge.

There was no food in the fridge or pantry.

The only thing that I can figure is that maybe, with it being close to campus, the tenant can utilize a meal plan thru the university, but you would think you would still need a fridge and some kind of small kitchenette, right? 

The boiler and other appliances (fridge and electric stoves) are all high effic/energy star.

And if the fridge fails, you've got to get a new one in there ASAP!

Except for the fridge, HVAC, and ok roof, the home has not been updated; appliances are from the 80s, kitchen, bath, doors, and windows are original and not in good shape.

In one house I have a stove and another I just have a fridge. 

Also make sure the fridge and any freezers are left off and hanging open so they don't get moldy.
