If something were to come along that actually made sense (and I'm not holding my breath) I'd be willing to move on it - I just don't see that happening, so I'm focusing my time and available resources on a different market segment (in the same area) that makes a lot more sense to me.

I would absolutely start paying down the debt at least enough to get some credit breathing room for emergencies (this will help you sustain a shock or two without tipping over) and to get your score to at least 700 so you can get more favorable loan terms, also improving your chance of success.

I'm not holding my breath, and intend to move forward with a deal today, but I wouldn't burn all my liquidity for a down payment with one deal at the top of the raging bull market we've seen in everything from real estate, bonds and stocks.
