@Derek Bell I have no data to back this up but I think based simply on the needs and demands of the e-commerce industry warehousing and flex warehousing is a great asset class to be developing.

Firstly, buying the properties I’ve bid on at 5% under asking price would leave me with a negative cash flow, which means I’d be belly up in no time.Second, even if what she says is true, I feel like my broker’s job is to “fight for me” to get the price I want, not tell me not to offer low.

and not really for the same reasons.. its because the asset class is unsustainable long term.. don't care were it is.. these homes when bought by Morris disciples on the ground are the cheapest homes in the worse areas. then they are juiced up to the 40 to 60k price range that Morris likes to sell. and you have people buying hood rats for way more money than they could ever get out of them.. and then management nightmares I don't care how good a PM is.

She then emailed me some documents to fill out, to further explain what we discussed on the phone, but I fear I'll it wont be enough, and once again I'll be denied.My goal here in my beginner stages is to invest in small multifamily dwelling rentals and eventually ramp up to larger condominium investments (20-50 units).I'd really prefer to get some type of traditional bank financing for my first deal, I have the steady pay, credit score and and DTI to receive it but that work history issue seems to be a killer for me.Now that I've been denied, Its really put a fire in my belly.
