DC has a strong economy which helps too.With a duplex, as with any free-standing building, you'll be responsible for all the systems (HVAC, roof, plumbing) so be sure to get a good inspection before settlement.

Still pleased with the outcome.Due to older age of seller, I've arranged for settlement attorney to be trustee for the loan and will use Sellerloan.com to service the loan (i.e. accept the payments for the seller, provide proof of payments, generate tax documents and be able to interact with the trustee to release the lien upon payoff) taking the reliance on the seller out of the picture in case they are incapacitated in future to approve lien release and sign paperwork.

Fees for services, such as a Realtor's commission are not valid amounts to fund a loan in some states, I'd first call a title company closer to see if that would be a valid lien to be paid from settlement, if you can in your state;He owes the fee today so take a note and a DOT, check state law as to any minimum amount to be secured by RE.

His purchase price can be higher than the mortgage pay off at any time over the option term, at settlement you'd net the difference as a settlement fee on your sub-2, but that needs to be in the settlement costs disclosed at the time you make your option.Again, get with your attorney and let us know what the attorney decides to do. :)I keep getting pop up messages about some error that BP is running a long script, so I'm out of here...
