What types of pots and pans does everyone use in their rentals?

The tenant could have stopped paying, moved in a dozen of their friends into the unit each with their own pet, started growing pot on the property and you could not have evicted them (by law passed by the board of supervisors, so county wide). 

@Jason RoeWith small amount of funds, you might look into public markets or some "alternative real estate investments," for lack of a better term, where you are able to invest small amounts and build your "pot" up.

I say if your going for Columbo go for the campus gold somehow. 10,000 grad students is quite the pot of tenant gold. 74% live off campus.

Even with the benches inside (sometimes gotta do the carpool) I can lay them down and slide in room doors.

Happy to come off the bench in a pinch.  

Losing a hand isn't losing that money in the pot...the money is still on the table in a different pile.  

As a buyer, you don't pay commissions so why not engage a realtor who works with investors to add bench strength to the process. 

Accommodating a tenant, full time, with utilities, water, power, electric, internet, linens, towels, pots, pans, electronics and a clean, safe, functional space is hard enough to do for oneself, let alone for others, often hours or many states away.
