I ended up buying a small, 1.6l Ford SUV to get around (again on copart but as clean title) to use as my daily commute and still use tahoe to tow (it has insane for SUV GWVR) and to move junk and tools for my housing projects.My plan is to compare a similar ice vehicle , and see where the total cost lands.

If you bought a building like that, you have another option than renting the commercial part out.You have 4 females under your roof.Maybe they could open their own hair salon in that front shop.Or turn it into a Detroit Coney Dog place, or a homade ice cream place.Who knows, they might make a fortune.Good Luck!

IF $ feasable, tear off the existing layers of shingles, install a good THICK and SYNTHETIC underlayment (like Ice/Water barrier, not cheap synthetic) and not just 2 layers of black felt; insulation boards; then the metal roof.

I would ask for the contractors contracts since you need this for warranty, and verify the work was done.Things like putting cameras down each drain, checking all electrical, using an inspection camera between walls, checking for ice and water shield, proper waterproofing in shower by removing escutcheon plates, opening up the attic to see the roofing and trusts/joists, foundation inspections, catch basin inspections, is the bldg insulated properly, are windows installed properly?
