I also have one page of "House Rules" that include: don't make noise/smells that bother neighbors, only currently registered vehicles may park on the property, no car repair may be performed on the property, no smoking in bed, no illegal activity, outdoor cookers must be used more than 10 feet from any structure, etc. etc. etc.

Hi @Steven Gesis - When I rented a higher end place, I wanted:-A view with outdoor space (patio, balcony, etc)-Nice lobby and entrance - I could control the look of my home but not the common area so having this updated and clean meant a lot to me.

You have great access to outdoor activities as well as amenities of a larger city including great dining and entertainment options without all the crowds or traffic that exist down here in the Snohomish/Pierce/King county area.

I'd be surprised if it gets that cold down in Oakland, but you are likely dealing with higher indoor (and outdoor) humidity and the face of your wall assembly may drop below the dewpoint.You need to find the cause of the humidity: broken dryer vent line; dishwasher; long, steamy showers w/o the bathroom fan running; water leak; too many people living in the unit; in-adequate ventilation (particularly if the envelope is tight); a grow-op in the basement, etc.

I am also a partner in a retail store and I am a silent partner in a small outdoor equipment manufacture.I have purchased equipment (equipment was crazy cheap in 07/08).
