However, I have frequently used this clause in writing offers for buyers and myself:BUYER IS ACCEPTING PROPERTY “AS IS“ AND WILL NOT REQUEST REPAIRS OR FURTHER PRICE DISCOUNTS; BUT WILL CONDUCT AN INSPECTION AND DOES NOT WAIVE THE RIGHT TO TERMINATE BASED ON THAT INSPECTION Why not just delete that bolded part part, but everything else keep?

I also sort of duplicated this spreadsheet on my own MS Access software a few weeks ago and I give the software away for free, but since I was not enchanted with syndicating I deleted all the files for syndicating from the current version of my software, but I have backups of my software and since someone (you) have interest in syndicating it will take me a few hours to put the syndicating back on my software.If you go to bestlineplumbing.com, scroll down the home page (way down!)

Some great and prolific contributors here still, and I used to give a crap about wanting to be one.. but once BP became focussed on the pump n dump/ business plan that fits on a cracker (or Instagram post) style content I just started deleting my account whenever the bumper sticker wisdom got too annoying.

So what everyone needs is a portfolio stress test (in xls): how many rents can you delete in your spreadsheet before your cash flow turns zero and then negative. 10%, 20%, 50%?
