We are seeing more guests fly as both Allegiant and now Sun Country are offering direct flights into the Destin airport (which recently opened a brand new concourse) which is about 30-35 minutes away from NB.

Areas close to coastlines, universities, rivers, major highways, large employers, hospitals, airports etc are likely to keep growing.

Airport proposal was on going, 4 months after, boom, it was approved and construction started immediately.

And yes east CM has airport noise, and is close to the price of Newport Beach back bay, but it's NOT Newport beach.

In my opinion the best approach is to be in an area where nightly rentals are legal and then try to appeal to everyone I.E. be in a vacation market but also be close to an urban area/airport/major hospital, etc and list on all platforms available to you.

Ive run a couple handfuls of homes through the various calculators to get a feel, but there's no substitute for experience.  1) the city center edge, homes on the way from the airport and close to all the action (conferences, games, religious venues, etc)   These are the closest, about 35 minutes from me and not far from where I am at work regularly.  

Plus I love flying into the Garberville airport the traffic pattern is really fun to fly !!!

It's right neat the airport and very centrally located between DT Phoenix, Old Town Scottsdale, and ASU in Tempe.
