It really depends on which of the drivers of each segment of rentals is more present with your condo, and which segment has the best blue ocean dynamic present.For example, if you are near a regional hospital and everyone is goo-goo-gah-gah over STRs in the area, mid-term is likely your cash cow.

Here's a few market segments I think you have room to further expand on-commercial/ institutional developers and investors- appraisers- architects- engineers- Wall Street (real estate private equity funds, debt funds, reits, investment banks)I'll leave you with how to bring all these members on an entice them a bit but id love to see some of the conversations that would result.

The appreciation issue may be a bit of a red hearing in that while not all markets / market segments will appreciate at the same rate, a rising tide lifts all boats.IF the capital gains can be sheltered, I would try to trade up (in my mind) to better diversity and higher NOI.
