It's never a bad time to buy if you can purchase below market value.

Regarding the advice you've received from others, the best thing to do is to learn your market. 

Each market, each submarket and each mall will dictate the use of this space.I don't think online shopping, per se, is killing malls.  

I am not sure how saturated that market is (both with properties and managers) but the first question you should ask yourself is is the market underserved and how can you improve the current offerings to local owners?
