I have incorporated it into my business and it has really increased not only my lead generation "quantity", but also the "quality" of the leads coming in, and in the end thats really what it boils down to, "quality" over "quantity".

Due to my quantity of 725 letters and envelopes a month for 5 months, it ran me $0.50 a letter/envelope.

Feedback has been fantastic but no offers yet.I'll post updates as I get themThe jury is still out on this project but I'm looking at a potential profit of $30k-$35k depending on selling price and closing costs.Some lessons learned:Time IS Money - I spent weekends and nights working on this place to save some cash, in the end I could have paid a bit (~$5k) more and had it ready to sell in weeks versus months.Keep track of everything - The amount of data I have from this flip is astounding: Square footage of rooms, kitchen layouts, electrical diagrams, paint schemes & material samples, inspection documents, eviction process, quantity of materials used and of course all of the costs.I'm much more confident in accurately estimating jobs and can spot questionable charges/material quantities - the best part is that the more flips you do the better your data gets!

The tile itself was inexpensive (sorry, I don't remember the per sf cost at the moment, but I can say that we went to a discount tile retailer for bathroom tile, and great small quantity closeouts were available for huge discounts (like way cheaper than home depot), and we used home depot 12x24 tile for the kitchen floor for a few hundred bucks).The other big expense would have been the roof, but we were able to leave that one alone (thank God!).

Sandy S HarrisI buy the envelopes 100,000 to 500,000 at a time so I cant say what small quantities cost.Although you should be able to find them for roughly .12 cents each for boxes of 500.
