Saying that, the first estimate was a verbal bid based on complete replacements and moving exhaust and intakes. 

Then regarding the tenant, money now is better than later if you want to sell - so I'd suggest exhausting all possible avenues with the tenant as far as getting them financed and cashing you out...then if not, are you really going to settle for land contract or instead, let the lease run out and once current tenants are properly, kindly moved out, do a light rehab and get better price? 

I have never done it but if I ever did I would make sure you have big powerful bathroom exhaust fart fans.

Would also like to run wires for ceiling mounted can lights and add kitchen hood and bathroom exhausts.

A real estate agent will only put their listing (and pay for it) after he has exhausted his own mailing list. 

That said, I'm not afraid to put in backbreaking or mentally exhausting work, and I would love to be pointed in the right direction, whether for mentorship or networking.
