Landlord sounds like a hot head who may be trying to pressure you into bending to his will.  

And to an agent, if their customer is "worth" 2.5%-3% on another property, they're certaintly not going bend over backwards to get their buyer to move on your property.

I have the house under a 6-12 month P&S contract. 2- I locate an end buyer C. 3- Now I close on the A-B end and then transfer ownership of my LLC (that I purchased under) to the C buyer, the B-C part.

Why should we bend over for you?

Mind you, you can bend the rules, but if you work that formula backwards (that is, start with the minimum that the seller will accept and the ARV), and you end up with like a $5K budget for rehab and $3k in profit, it won't work!

Are there any investors in South Bend, IN managing one or more short-term rentals that have found good, reliable people to manage the turnover process between bookings (cleaning, washing linens, tracking items that need to be re-stocked, etc.)?

If you bend the rules for this one, what's stopping you from bending the rules the next time this happens?  

We like bend too, but since we both grew up in the country it only makes since that we live out here.
