For properties that I know will attract many investors, I explain wholesaling to seller at listing, that they are likely to be inundated if they don't limit it, and then have seller state in writing, up front, that I should not send them anything under a certain price or with certain terms like fully assignable.

The REIA I've settled on have lots of landlords and flippers working these areas.The biggest problem is in under estimating rehab costs and time to complete.

In general, most rehabs can be done in under 8 weeks if you're good at doing rehabs -- even big projects should come in under this time for experienced rehabbers.
