I like @Jeffrey Hotz idea of whitewash (an alternative would be Behr antique white solid... it's an amazing interior color too!).  

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

ARV $240k, probably offering ~$100k if we get the chance.I have a couple questions:1) Are there contractors you might recommend us contacting for a full interior renovation?

My PM quoted me $4,311 for get ready, which includes new renter-grade carpet/pads, interior painting, deep cleaning.  

A recent appraisal valued the property at $90,000 however that was a "drive by" appraisal that does not account for the condition or damage to the interior.

We are projecting to spend 8-9K per door to rehab the interior and exterior of the property, change the demographic to increase the rents to market, reduce expenses to achieve our investment goals.

Does anyone in Tennessee have a price - maybe a different price per renovation level (cosmetic with appliances interior, one with exterior, and then more complicated flips up to stripping down to the studs) - that can be multiplied against the square footage?

Now she is fully on board and we have talked about her getting her RE license and maybe having a side business in interior design or staging.
