Names Christian, I’ve, been doing real estate investing for bout a year now, worked on my first property which wasn’t the best ideal situation, but it was an amazing learning experienced that I wouldn’t trade, made a lot of mistakes that after all the classes and events i have attended i am learning where i went wrong, and really in need of a coach to help guide me in the right direction, i do have a game plan in place and the goal i want to reach just need to be helped its a path.

The biggest trade off I have heard from someone (also not a CPA/tax advisor) that qualifies as REPS is upon sale, you no longer have long term capital gains, but rather active income.

Although it is possible to do everything 100% remote, most people I know who are self managing do come on site for a few days or weeks to meet and sort of interview the team they are building.You will need trusted cleaners, handymen, and also good recs for trades i.e. roof, plumbing, HVAC, etc.If you need home setup in most markets there are designers who will handle the whole set up for you, and I would want to interview them as well.

Given the size of the transactions generally offered on crowdfunding sites, there aren’t enough secondary trades large enough to make the economics work systematically (besides the regulatory constraints) for Broker/Dealers to be incentivized to help LPs to redeem their positions via a sale/transfer to a new investor before the end of the investment period.

If you didn't, seems like a bad / inexperienced accountant to suggest such a thing.In my opinion, its the same as telling someone to go to a trade school and get a new career.A STR can help you lower your taxes but I would only do it if you were planning to purchase a STR.A STR is a business, you are responsible for furnishing the house, responding to guests, providing a great stay and experience, etc
