Savvy listing agents know these are toilet paper.Honestly there just isn't a great solution for folks starting out with deals that Fannie won't touch... maybe that says something about just how risky it is to start with 202-level deals instead of 101-level.

(Both toilet supply line failures if that’s worth anything.)I went with their remediation company (Service-pro) and their contractors for a few reasons. 1)They started everything the day of the leak/flooding. 2) They guaranteed everything, out of pocket costs, timeline, quality of work, a year to find any defects, etc etc  3) it was quick, painless, worry free.

Also make sure there is a pan underneath it and adequate drainage incase it cracks .

I spoke with the tenant and said the shower will be needing new tile so while the toilet will be operable, the shower won't.

I would encourage you to focus just as much on street smarts - what does and doesn't work in your local market, who can you call about that toilet, how will you answer the question about four pit bulls, etc.
