Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

The ADU in comparison has poor financing, costs more than the value added, has capital outlay many months before any income, takes longer than brrrr due to all the approvals/permits required to add an ADU. 

You might want to do a comparison of simply selling and paying the tax and then investing post tax dollars into whatever equities you want.

With that said, for sake of comparison, where would I get the those deals.

It seems as if prices in HI are pretty different in comparison to the rest of the country.

I think the issue is (in part) the 'sequence' of events for 'fraud' to typically occur.

I took your advice to mean they are only getting paid on their fees, not the rate charged.Lenders make their fee 1 of 2 ways typically.Lender paid compensation= the lender/broker fee is baked into the interest rate (most transactions are done this way but it makes it difficult to understand the actual base rate of the lender because they may charge more or less than other lenders so the comparison is not apples to apples).Borrower paid compensation = the comp is paid directly by the borrower as a line item in Section A.

Also, what other platforms are people using for rental price comparisons and have you found them useful/accurate to help you rent your home in a reasonable amount of time?

Use it in conjunction with CRM for drips, follow up sequence, etc or to send email blast.

It's a little slower the last maybe 1/1.5 years, especially since interest rates climbed significantly, but the volume of posts and replies today versus 9 years ago there's no comparison.
