I admit it might be slightly selfish-- guess which type of tenant always has enough of an emergency fund to pay for unexpected car repairs,  enough $ to pay the rent even when something "happens", keeps up the yard, and notifies me about needed repairs?

People might tell me I’m selfish, but my argument stems on free will.

I’ve always found honesty and making an attempt  to go a long way in preventing a major issue  but to just ignore and stiff the landlord—selfish and unethical she wrong  A lot of people do nonsensical things.

In your case, you probably read that Franklin quote once upon a time, it warmed the cockles of your selfish little heart, and you (like many others who have latched on to it to insist that treating poor people like filth on the bottom of your shoes is a God-given all-American right) have never bothered to realize it was written as satire.

I am selfishly asking this question as it relates to my maintenance business but it may also be a helpful topic for landlords.
