We generally have enough visitors around warm weather holidays and while kids are out of school to keep occupancy high but the rest of the year can be very rough unless..2) It's ideal to be located in or very near one of the things I mentioned above that attract visitors to the area.

Some additional information that I should have mentioned is that I only have my kids on the weekends and holidays.

It could have been sooner, but we didn't do too much through the holidays and did most of the updates, furnishing, and set up in January. 

Also, you mentioned "emergencies" (including holidays, new cars etc?).

(***I'm not an attorney but slept at a holiday inn express last night***)I've personally dealt with the City of Tampa on unpermitted work and also assisted clients through the process.

I haven't tried it for the big summer holidays here.
