A fully amortizing loan with a rate adjustment just means that rate may go up or down at specified period at generally a predetermined spread over some index.

In regards to equity, not clear on what the question was however you have a predetermined price when you all sign the contract so technically equity I would be for the buyer since the owner is simply acting as the bank.
