Points are included in the rate and you're getting lender paid compensation that's predetermined, but one way or the other, there are points involved.

In regards to equity, not clear on what the question was however you have a predetermined price when you all sign the contract so technically equity I would be for the buyer since the owner is simply acting as the bank.
