If he's been a good paying tenant for the last 6 months and he went and told you they are moving in there is no reason for you to stir the pot here.

This alone may be enough to deter any further activity at your place.You may be able to negotiate a move-out plan with the tenant to get them to voluntarily leave, and thus avoid a lengthy and costly process of eviction.

i think a plug in unit would be allowed like a coffee pot or toaster oven would.
