A great way to get started if you currently have a W2 job is to buy a house hack like a duplex or a fourplex where you can move into one of the units and continue to rent/manage the other units.

One client who owned four fourplexes with Section 8 tenants rarely received the tenant's 20% portion.

Although we wouldn't want that to do that forever, we definitely don't mind it for the time being. 

This is a hard job.
