I have been visiting family most every year and now that I've retired I have been residing in both countries during the year I sold my ranch in Oz in 2010 and bought my first sfr in the central valley in 2012 cash during the next couple of years I tried to by others but could not get finance,as it turns out for various reasons i.e. no credit score for lack of history for the years I was away, foreign assets and income is not acceptable here in the U.S.

Being new to an area will set you back quite a bit since your sphere isn't built up.

My best deals came from my sphere and door knocking.

Networking begins with your immediate spheres of influence - family, friends, colleagues.

Add a page to your personal profile - upload some pics and video, and then "boost" some of your posts using specific demographics to target specific markets.Promote specials to get more people looking at your rental - something like 2 nights free with 5 paid nights, or 7 nights for the price of 5, or Save $110 if you make your reservation by _____ date.Promote to your sphere as well on your personal facebook page occasionally.What interest groups would be interested in staying at your place?

Overall the Oz economy has slowed significantly (mostly due to the oil and mining slowdown) but relatively low interest rates (nothing as low as US or CDN) are driving those investors that can, to invest (plus our currency is now much cheaper than just 1 - 1.5 yr ago).
