My area is relatively low crime, but had one place that someone broke a window to get in.... probably a homeless guy looking for a place to sleep....got scared when neighbor turned light on.I put in a SimpliSafe unit... portable, easy to set up, multiple options- you can use a webcam and get alerts on your phone and future tenant can pay for full service if they want. 

For properties under $300K, you can definitely find okay options in these areas.

Look into local tax incentives and financing options, and reach out to local real estate groups or mentors to better understand the market.Good luck!

@Paige Gardner it depends on the person. hml are my last resource, it's a option for sure. 75% too high for me. that's the game for them, that's how they make its money. don't take it off the table but definitely explore ur options. 

There are DSCR lending options in your personal name.

OC California is very expensive so investing out of state can be a good option.

My vote is option one.  

Today I had a heater issue and snow company that was late handling commercial before residential so we ended up clearing it.Open to each option.

But I would remain open to long-term rental as an option as this seems like a more stable option in terms of income, again this may be my inexperience talking.However, I have always  been somewhat risk averse and investing in real estate is always a big venture, in my opinion/experience, in terms of capital.
