If you help them make incredible memories with kids and grandkids, get to know them a bit, help them plan something unique and cool, etc., you have a repeat, direct booking customer for life.

Anyway congrats I started my OOS HML lending career in Detroit in 2002 and have fond memories of the time I spent there and the 150 or so loans I did there.. we got into the deals and refinanced out by 2005 as the market had started to back slide then..

And 1031 investors investing in property where they like to build a presence and ongoing memories (including later conversions to a new primary residence).
