Wrong Property Management ApproachIt doesn’t matter how good the people who are doing the property management are, if they are not using a property management approach designed for co-living, everyone loses.  

In short, the market defines a bedroom as well as other considerations listed above.As a practical matter a bedroom should probably have a closet since most buyers expect one, but techni- cally the International Residential Code does NOT mandate a bedroom to have a closet.

Most advisors consider the two (2) year holding period mentioned above to be very safe, but remember it is your intent that matters. 

The date doesn't really matter.

HML, private money, and OPM it doesn't matter.

Censorship, no matter the intent, no matter the delivery, is not a good thing.

I think it's just a matter of being a bit creative and finding opportunities to add value to a property.

Customer service from a support perspective matters of course, but no hang up or delays on investing would take place.

They want your money and that's ALL that matters. 

EXAMPLE: you can probably send out the initial eviction notice yourself and then forward to attorney if a court date is needed.Regardless, it is our opinion a landlord should START the eviction process every month a tenant is behind, no matter their excuse.
