What you want is an investor friendly Realtor who is, ideally, an investor themselves which is a very, very small percentage of Realtors.Yes, you should find an investor friendly Realtor to have on your team.

Ideally want to break even or cash flow with the 3 tenants.

I use the individual stackable units when I have space restrictions.

You mentioned that you are not a W-2, but that is not the only status of income producing individuals. 

While a mentor is helpful, I don't think these coaching programs can dedicate enough time to individual students to provide that.

I individually priced all my materials and got several estimates from contractors.
